Februar 2026 erteilt wurde und bis Februar 2028 g\u00fcltig ist, betrifft ein Grundst\u00fcck an der Stra\u00dfe 26\u03b7\u03c2 \u039f\u03ba\u03c4\u03c9\u03b2\u03c1\u03af\u03bf\u03c5 auf einer Fl\u00e4che von 17.012,52 m\u00b2 innerhalb des Baublocks 34A. Das Projekt umfasst den Bau eines neuen achtst\u00f6ckigen F\u00fcnf-Sterne-Hotels mit 280 Betten und Dachpool sowie eines zehnst\u00f6ckigen Wohn- und Gesch\u00e4ftsgeb\u00e4udes mit begr\u00fcnten D\u00e4chern und zwei Untergeschossen. Geplant sind insgesamt 243 Stellpl\u00e4tze sowie umfangreiche Freifl\u00e4chen. Die Nutzungen verteilen sich auf tempor\u00e4re Unterk\u00fcnfte, Wohnungen, Handel, B\u00fcros, Versammlungsfl\u00e4chen und unterst\u00fctzende Funktionen, wodurch ein multifunktionales st\u00e4dtisches Ensemble entsteht, das die Aufwertung des westlichen Stadtteils von Thessaloniki zum Ziel hat.<\/p>\n<p>Zu den finanziellen Kennzahlen: <a href=\"http:\/\/filmaestate.gr\/\"><strong>FILMA ESTATE<\/strong><\/a>, ein zu 100 % zur <strong>Dimand-Gruppe<\/strong> geh\u00f6rendes Immobilienentwicklungs- und -managementunternehmen, wies Ende <strong>2024<\/strong> ein Gesamtverm\u00f6gen von rund <strong>22,5 Mio. Euro<\/strong> aus, wobei Immobilieninvestitionen mit einem Fair-Value von<strong> \u00fcber 21 Mio. Euro<\/strong> bewertet wurden. Das Eigenkapital bel\u00e4uft sich auf rund <strong>14,7 Mio. Euro<\/strong>, gest\u00fctzt durch aufeinanderfolgende Kapitalerh\u00f6hungen, w\u00e4hrend die liquiden Mittel <strong>1,1 Mio. Euro<\/strong> betragen, nach <strong>137.000 Euro<\/strong> im Vorjahr. Trotz minimaler Nettoverluste (<strong>-7,3 Tsd. Euro<\/strong>) weist die Gesch\u00e4ftsf\u00fchrung darauf hin, dass die Liquidit\u00e4t des Unternehmens durch die Muttergesellschaft Dimand \u00fcber Kapitalzuf\u00fchrungen und Zwischenfinanzierungen im Rahmen der Umsetzung des Entwicklungsportfolios gest\u00fctzt wird.<\/p>\n<p>Die Vorabgenehmigung f\u00fcr die Baugenehmigung stellt den ersten, aber entscheidenden Schritt vor der endg\u00fcltigen Baugenehmigung dar, unter der Voraussetzung der Einholung aller erforderlichen Zustimmungen von zust\u00e4ndigen Beh\u00f6rden und Institutionen.
