Portugal’s Algarve is rapidly becoming a magnet for American travelers and investors, combining sun, sea, golf, and attractive accommodation incentives.
The area, already a popular destination for Europeans, is gaining ground on the other side of the Atlantic, with demand for real estate and tourist experiences skyrocketing.
According to The Portugal News, North American investments in luxury real estate increased by 82% in the second half of 2025 alone. Meanwhile, as noted by writer Becky Gillespie in Portugal.com, the number of Americans living in the country increased by 239% in the five-year period from 2017 to 2022, with approximately 14,000 settling permanently – 10% of whom have started new business ventures, from startups to real estate projects.
The interest was fueled by the Golden Visa program, which granted European citizenship through real estate investments, and although the criteria have been limited, it still attracts a lot of interest. One of the biggest incentives is the fact that for an investment starting at 280,000 euros, citizens immediately receive a residence permit, access to the public healthcare system, and within five years, the possibility to apply for citizenship.
The Algarve offers all the elements that Americans love: over 300 days of sunshine, internationally renowned golf courses, seaside resorts, and improved air connections. United Airlines recently launched a direct Newark-Faro route, further boosting the flow of American tourists. In the first half of 2024, more than 1 million Americans visited Portugal.
At the same time, projects with a strong lifestyle character are being developed. The Palmares Ocean Living & Golf Resort near Lagos is already attracting investors, with one-third coming from the US. It includes homes, luxury hotels, Portugal’s first JW Marriott, set to open in 2028, and culinary experiences such as the Michelin-starred Al Sud restaurant. Similarly, the Aroeira Collections by Missoni in southern Lisbon brings the Italian fashion brand to the housing market, with villas, golf courses, and hotel facilities scheduled for 2028.
As Tiago Camara of PTgoldenvisa.com points out, Portugal remains one of the most competitive EU destinations for investment immigration. “In a world where uncertainty is the new norm, affluent investors are seeking security and freedom of movement. Portugal offers it in the most attractive way,” he points out.
