The luxury hotel market in Mykonos remains one of the most dynamic in the Mediterranean, thanks to high demand, strong seasonality and its ever-growing reputation as a top travel destination.

The 2025 season for luxury hotels in Mykonos follows a clear pattern of intense seasonality according to Hotel Insider. Hotels begin to open in late April as demand begins to increase, but it is not until mid-May that availability and room rates increase significantly. By June, the market is in full boom, with the highest prices and greatest supply of rooms between mid-June and early September.

August stands out as the most profitable month, with the highest prices and occupancy. From mid-September, the market gradually slows down, with prices and room availability dropping. By the end of October, demand falls sharply, resulting in the closure of many hotels. Many hotels in Mykonos operate only in the summer, as the island’s tourism model is based on warm weather, beach activities and nightlife.

Operating a 5-star hotel in the off-season is not cost-effective, so most luxury hotels close by the following spring. In short, money flows abundantly during the summer months, while in early spring and late autumn the revenue opportunities are minimal. The seasonal nature of the hotel industry in Mykonos ensures that hotels focus on maximising their profits during this short but profitable period. Interest increases from March, peaks between June and August and declines sharply from September onwards.


The higher search volume in July probably reflects the peak of interest, with actual bookings peaking a little earlier. The sharp drop in autumn and winter underlines the strong demand for the island in summer. A slight recovery in early 2025 suggests early planning for the next season.

Top hotels are in strong demand, indicating high customer satisfaction and a good reputation.
