New 5* hotel with 1,200 beds in Kos

The Environmental Impact Study for a new five-star hotel complex with 200 beds (410 rooms) has been submitted for public consultation. 200 beds (410 rooms), planned on a privately owned 109-acre site in Kos, under the name CASA COA.

More specifically, the Environmental Impact Study (EIS) concerns the construction, operation, and future renovation and maintenance of the new 5-star hotel with a capacity of 1,200 beds and 410 rooms on a site with a total area of 109,400.00 m2, according to the land registry, located in the “Ligomata” area of Kos. 200 beds—410 rooms within the site with a total area of 109,400.00 m² according to the land registry at the location “Limnara” outside Natura 2000 and outside the plan of the Municipal Community of Pyli, Municipal District of Kos, Regional Unit of Kos, Dikaio, Municipality of Kos, Regional Unit of Kos.

Specifically, this is an environmentally licensed hotel subject to Standard Environmental Commitments (ADA: 6BTG465XTHO-TCH) and with a building permit (ΑΑ 739542/06.07.23), which, due to the fact that

a. it was not constructed.

b. there is a significant requested increase in its capacity by 91.75% compared to the environmentally licensed capacity (99 beds).

c. it is being upgraded from a four-star (4*) category to a five-star (5*) category, and

d. It is being upgraded environmentally from environmental category B to subcategory A1 of environmental category A. It will be examined as a new project and not as an extension and upgrade of an existing one.

The operator of the project under consideration is the public limited company “CASA COA SA,” whose legal representative is Mr. MEINTI KONSTANTIN.

The total capacity of the above unit will be 1,200 beds and will be classified in category 5*.

The new hotel under construction is located in “Limnara” in Marmari, Pylos, on the northern coast of the island of Kos. The “Limnara” area, where the hotel in question is located, is administratively part of the Municipal Community (D.K.) of Pyli, in the Municipal Unit (D.E.) of Dikaio, in the Municipality of Kos. The Municipality of Kos is administratively part of the Regional Unit of Kos in the South Aegean Region.

The hotel site is privately owned, located outside the settlement boundaries, and belongs to the Municipal Community of Pyli, Municipality of Kos. It does not present any significant morphological features, as it is almost flat with negligible slopes.

It is estimated that for the construction of a hotel with a capacity of 1,200 beds within the site area calculated for its construction:

the total coverage of the building facilities will be 12,115.92 m² (<20,620.40 m² of the maximum permitted coverage)and, accordingly,
The total building area will be 16,648.60 m² (<16,810.20 m² of the maximum permitted building area).
The total area of the swimming pools will be 8,700.00 m².

The site in question is served by the existing road network that passes through the area. More specifically, access is via the provincial road Kos-Marmari, which is the main road artery of the island.

In the wider area, there are mainly other hotel units and, to a lesser extent, various other tourist businesses, such as restaurants, shops, etc., while there are scattered residences and crops.

Specifically, the requested capacity of 1,200 beds rooms—and the other works to be carried out, as set out in the above master plan for the hotel, include the construction of:

➢ 1. MAIN BUILDING with:

GROUND FLOOR comprising: Reception, reception area—waiting room, luggage storage, snack bar, WC, administration offices (manager, accounting, etc.), meeting rooms, manager’s office, kitchen and restaurant with tables and chairs in the semi-open area – pergolas.

BASEMENT functionally divided into two areas:

a. shops, hairdresser, mini market, offices (administration, security, etc.), infirmary, storage rooms, shared changing rooms, showers, WC, SPA-WELLNESS (sauna, hammam, massage and relaxation areas), gym.

b. loading area, lift, offices (controller, warehouse manager, etc.), refrigerators and freezers, storage rooms (for beverages, food, vegetables, consumables, detergents, equipment), pastry shop and butcher’s shop.

FLOOR is functionally connected to the ground floor waiting areas by stairs and an elevator, with a preparation room.

Seven (7) complexes of 40 ground-floor suites with private pools and with the elements K3S1, K2S1, K4S1, K5S2, and K6S2.
Twelve (12) complexes of 190 (ground floor and two-story) studio rooms developed on two floors, with the following details: K1ST1, K7ST2, K18ST2, K19ST3, K17ST4, K16ST2, K15ST4, K13ST7, K14ST5, K12ST6, K9ST5, and K11ST2.
Nine (9) complexes of 130 (ground floor and two-story) family rooms with the details K28F5, K27F3, K26F2, K25F3, K24F2B, K23F6, K22F4, K21F1, and K20F1B.
DAYCARE building with rooms.
Tavern building with basement and external access via a ramp, containing a kitchen, bar, WC, and pergola with tavern tables and chairs.
Children’s playground.
Snack bar with preparation area and five (5) themed restaurants.
Pool restaurants & bar.
Restaurant with roof garden
Snack bar kiosk ➢ 12. Swimming pools
Two (2) tennis courts.
Auxiliary building with basement and parking
Staff building with:

GROUND FLOOR including: WC, staff changing rooms, linen room, offices (manager, personnel manager, etc.), waste sorting area with refrigerator, generator and electricity substation

BASEMENT (accessible via external staircase-ramp and lift) comprising storage rooms (swimming pools, chemicals, laundry, linen room, tools, consumables, etc.).

  • Parking spaces.
  • Amphitheater with 150 seats in a single-story building.
  • Green spaces
  • Small chapel.
  • Other ancillary hotel services (internal road network, sewerage, water supply, firefighting, etc.).

The hotel will operate only during the summer season, specifically from May to October, providing accommodation, catering, and entertainment services to customers. The operating staff is expected to be approximately 280 people.

The hotel is aimed at a more discerning clientele, as it is a five-star (5*) Main Hotel Accommodation, a low-density development with high-quality facilities and services.

These facilities are accompanied by high-quality environmental infrastructure (solid waste management system, planting management and maintenance program, and water and energy saving practices), which ensures that the environmental footprint of the development is minimized. As a result, the project will deliver high-quality services and generate high per capita expenditure.

The hotel’s sustainability is based on the competitive advantage of the rich cultural heritage of the area, combined with the island landscape, which will contribute to their protection, enhancement, and promotion, setting an example for other similar investments and initiatives in the area.

It is worth mentioning that the project will be built in an area that relies mainly on tourism.

The construction of the hotel will contribute to the development prospects of the area through the preservation and creation of new jobs and cooperation with local authorities and trade associations in the area to promote local products. The hotel will employ a significant number of people. In conclusion, the operation of the hotel is expected to have a positive impact on the socio-economic environment, as it will contribute to the island’s tourism development and create new jobs.

In addition, the operation of the unit will also benefit the local product market, as supplies will mainly come from there, meaning that the island’s microeconomy is also expected to benefit.
