Sani/Ikos Group announces the acquisition of Athos Palace, Pallini Beach, and Theophano Imperial in Kassandra, Halkidiki, Greece. With a total strategic investment in excess of €400 million, SIG will fully redevelop the three properties to transform the site into Ikos Kassandra, the first Ikos Grand Resort.
According to the announcement, the Ikos Kassandra is scheduled to open in April 2029, and it will be the most expansive Ikos property to date, offering a stunning suite of features and facilities, complemented by the elevated all-inclusive experience, synonymous with every Ikos Resort. Located in Kallithea, Kassandra, just an hour from Thessaloniki International Airport, the property boasts a prime beachfront setting along a 600m shoreline. The resort provides easy access to pristine waters and provides breathtaking views of the Sithonia Peninsula, Toroneus Gulf, and the island of Kelifos.
Ikos Kassandra will feature close to 750 contemporary rooms, suites, and villas, blending world-class architecture and interiors with unique natural beauty. The 40-acre site offers guests stunning landscapes, multiple public and private pools, state-of-the-art spas, sports centers, and exclusive spaces tailored for both families and adults. A signature beachfront promenade will offer a scenic experience, alongside over 30 restaurants and bars, ranging from beach snacks to fine-dining venues, as well as theaters, spas, sports academies, kids and teen clubs, and immersive experiences for all ages.
Today, SIG owns and operates 12 award-winning Sani and Ikos Resorts in Greece (Halkidiki, Corfu, Kos) and Spain (Marbella-Estepona, Mallorca). The group is expanding with three new Ikos five-star properties: Ikos Kissamos in Crete, Ikos Marbella in Spain, and Ikos Cortesia in the Algarve, Portugal, expected to open from 2026 to 2028 and adding more than 1,200 rooms, suites and villas. With Ikos Kassandra, the Group’s total capacity will exceed 5,600 Keys by 2029. In parallel, major investments are underway at Sani Resort, including the renovation and extension of Sani Asterias and the renovation of Sani Club (completion of both by April 2025), as well as a two-phase renovation of Sani Beach (completion by April 2028), among other key projects.
These developments are part of SIG’s broader five-year investment plan of over €1 billion, aimed at expanding its regional footprint across the Mediterranean while delivering lasting economic benefits and supporting local labor markets. During construction, the Ikos Kassandra project will generate 1,000 jobs, while upon opening, it will create 1,300 direct positions. The investment in Ikos Kassandra will play a key role in advancing Greek hospitality and tourism by elevating Halkidiki’s profile as a luxury destination in the Mediterranean. Additionally, it is expected to increase connectivity from key European markets to Thessaloniki International Airport, further enhancing the region’s accessibility, economic growth, and long-term potential.
