The Riviera of Athens has emerged as one of Europe’s most dynamic luxury real estate markets for 2024-2025, attracting affluent buyers from around the world. According to Corina Saia, managing director of Premier Realty Greece, each coastal area caters to different profiles of high-end buyers.
“Vouliagmeni is where discretion meets absolute luxury,” says Ms. Saia. With an average price of €7,441 per square meter and many properties exceeding €10 million, the area attracts ultra-high-net-worth buyers from the US, the United Arab Emirates, and Northern Europe. They are looking for seaside villas with private access, concierge services, and close proximity to the Astir Marina and the Four Seasons Hotel. These buyers prefer privacy and discretion.
Glyfada has evolved into a hub of luxury living for affluent professionals, digital entrepreneurs, and second-home buyers. With an average price of over €5,000 per square meter, features such as infinity pools, smart homes, and private gyms are now the norm. “Buyers often move from London, Berlin or New York and want a beachfront lifestyle without losing urban sophistication,” explains Ms. Saia.
Voula combines seaside luxury with a more tranquil, residential feel. With an average price of €5,680 per square meter, it attracts affluent families, mainly from the Greek diaspora (US, Australia, Canada), who are returning to settle permanently or retire. Buyers prioritize comfort, security, and proximity to green spaces. Villas with swimming pools and sea views are in ever-increasing demand.
Elliniko, with its €8 billion smart city development, is attracting progressive investors and tech-savvy buyers, mainly from Israel, China, and Germany. With an average price of around €5,039 per square meter, prices are expected to rise sharply. Buyers are interested in branded homes, sustainability, and expected capital gains. The area is an ideal opportunity for those who did not manage to invest early in markets such as Dubai or Lisbon.
Further south, Varkiza and Sounio appeal to high-profile retirees, sea lovers, and those seeking complete tranquility and privacy. “Buyers often arrive by boat,” says Ms. Saia. “They are looking for mansion-style homes with access to the sea, mainly for summer use,” she adds. Prices range between €5,000 and €6,000 per square meter.
As Ms. Saia of Premier Realty Greece points out, “the Athenian Riviera is not a single market, it is many micro-markets, each tailored to a different lifestyle.” Growing global demand combined with limited availability of properties make the Riviera’s luxury properties a good investment.
