Costar: Mix of events drove Paris room rates to January high

New Year’s celebrations and multiple events pushed Paris hotel average daily rate (ADR) and revenue per available room (RevPAR) to all-time highs for January, according to preliminary data from CoStar. CoStar is a leading provider of online real estate marketplaces, information, and analytics in the property markets. 

The changes in January 2025 relate to (annual % change):

  • Occupancy: 66.6% (+6.5%)
  • ADR: EUR355.96 (+6.3%)
  • RevPAR: EUR237.03 (+13.3%)

Paris hosted several events later in the month, including Pharmapack (22-23 January), IMCAS World Congress (30 January-1 February), and two Fashion Weeks (Menswear on 21-26 January and Haute Couture on 27-30 January).


The second night of the Menswear Paris Fashion Week overlapped with the first night of Pharmapack and pushed the market’s occupancy to a high of 84.7% on Wednesday, 22 January. ADR was above EUR400 on three straight nights from 24-26 January.

ADR and RevPAR peaked on New Year’s Day at EUR469.47 and EUR373.37, respectively.
