The estimated total value of the luxury hotel market in Rhodes is approximately €527 million, based on prices, availability, occupancy rates, and the number of rooms, making it one of the most important luxury tourism hubs in the Greek islands, according to Hotel Insider Report Market Monitor.
Based on the study’s findings, Rhodes is developing into a high-quality travel hub, with the island’s five-star hotel scene continuing to thrive.
Hotels are gradually opening in mid- to late April, with low prices and high availability, while as we reach early May, both prices and demand begin to rise.
From June to August, the market heats up significantly, with prices peaking in early July and again in early August, with the average price exceeding €400. During this period, occupancy is at its highest and availability is reduced, especially for the larger and more established resorts on the island.
September continues to show steady performance, especially in the first half of the month, with prices remaining strong and availability remaining limited. However, from the end of September onwards, the market shows a clear decline, as do prices and booking volumes. From mid- to late October, hotel availability drops sharply as many accommodations begin to close for the winter.
These hotels fill up first
Not all five-star hotels in Rhodes perform equally well in terms of bookings. According to the “Room Selling Power” index, which reflects the extent to which a hotel converts recognition into actual demand based on popularity, brand strength, reputation, reviews, value for money, and the number of rooms available on the market, the hotels that are first to sell out are as follows: Melenos Art Boutique Hotel (100%), Casa Cook Rhodes (Adults Only) (77%), Kokkini Porta Rossa (70%), 10GR Boutique Hotel & Wine Bar (65%), Lindos Blu Luxury Hotel (Adults Only) (52%), Bellevue On The Beach Suites (52%), Mitsis Selection Alila (51%), Nama Retreat (42%), Atrium Prestige Thalasso Spa Resort & Villas (41%), Port Royal Villas and Spa (Adults Only) (39%), Boutique 5 Hotel & Spa (Adults Only) (38%), Gennadi Grand Resort (38%), Olympic Palace Hotel (37%), Atrium Platinum Resort & Spa (37%) and Atlantica Imperial Resort – Adults Only (37%).

These are the top 5-star hotels in terms of revenue
Amada Colossos Resort and Princess Andriana Resort & Spa account for 5% of total market revenue. They are closely followed by Lindos Imperial Resort & Spa and Mayia Exclusive Resort & Spa, both with 4%. These four leading hotels account for almost 18% of the total revenue of the Rhodes 5-star hotel market.
A large group of hotels accounts for between 2-3% of revenue each. This includes names such as Akti Imperial Deluxe, The Ixian Grand & All Suites, Mitsis Faliraki, Atlantica Dreams Resort, and Eden Roc Resort.
This is how searches are shaped
Searches start at around 23,000 in April and increase rapidly, exceeding 30,000 by June, peaking at almost 33,000 in July. This reflects early summer planning behavior and peak interest during the high season.
Interest gradually declines until September (remaining strong at ~28,000), before falling sharply to around 22,000 in October. Search activity declines further, reaching its lowest point in December—below 15,000 searches. However, demand begins to recover from the beginning of the year. In particular, January sees a rebound to ~17,000, with some fluctuation in February and a slight increase again in March, indicating early interest in the upcoming summer.
